Agency

For most Landowners, development sales are ‘once in a generation’. It is therefore really important to get the right price, the right sale structure and to ensure the sale is as tax resilient as possible.

Attleborough
Norfolk

In 2010, promoters were selected for 530 acres of land to the south of Attleborough. In 2020 this land was consented for 4,000 houses, with a district centre, schools and a relief road.

Whilst the development has the potential to create an outstanding extension to the town, Attleborough’s values have historically been modest, therefore the economics of such a large extension need careful management.

Key skills that are employed include:

  • Bringing together private and other landowners;

  • Helping with planning strategies and planning agreements;

  • Understanding the interplay between heavy infrastructure costs and development rates and values;

  • Working with ongoing farming businesses.

Bourn Airfield
Cambridge

Bourn Airfield received a planning permission for around 3,500 houses in February 2021, but then became embroiled with the difficulties of infrastructure around Cambridge.

In March 2025 Beckland, acting for the landowners, sold Bourn Airfield to a development joint venture, which included Greycoat, Oaktree and Homes England.

Great Wilsey Park
Haverhill

Great Wilsey Park received a planning permission for 2,500 houses, a country park and community buildings in 2018. It will be an exciting extension to Haverhill drawing on the parkland nature of the land.

In 2018, Barratt Redrow bought the first phase for nearly 900 houses and there is a real sense of ‘place’ being developed, with marketing of the second phase commencing in 2024.

Key skills that are employed include:

  • Understanding what maximises value in a settlement with unique characteristics;

  • Understanding how the market reacts to large strategic sites;

  • Aligning the quality and value agendas;

  • Appreciating an inter-generational approach to value.

Melton Park
Woodbridge, Suffolk

Beckland undertook the successful unconditional sale of the former East Suffolk Council offices on Melton Hill, Woodbridge. The offices had been vacant since 2016 following a previous failed promotion by a developer.

The 3.3 acre site is in a prominent location close to Woodbridge town centre, overlooking the River Deben and with views across to Sutton Hoo. The site contained a mix of Edwardian and Victorian buildings, through to more modern two storey office accommodation.

The site was fully marketed, with a sale completed to Rose Builders, who are not progressing their development plans for the site.

Hainault

Beckland is instructed to sell 29 acres of ‘Grey Belt’ land next to the Central Line station of Fairlop. The land is suitable for a variety of uses and will take advantage of the easy access into London.
