Manydown
Basingstoke

Manydown in an urban extension to Basingstoke which will deliver at least 3,500 houses.

Basingstoke and Hampshire Councils have a long lease on the land and we act for the freehold owner. It is anticipated that Manydown will get planning permission in late 2020 and there will then be an agreed draw down strategy and associated valuations. The Councils are engaging the services of an experienced promoter to deliver the project.

Keys to the success of this project will be:

  • understanding the contractual relationship between the parties;

  • tracking the sites value through the planning process;

  • understanding the economics of large urban extension projects;

  • valuing ‘place making’ and the investment into high quality design and delivery.

Waterbeach
Cambridge

Waterbeach is a 1,200 acre site which includes the Waterbeach Barracks and land owned by a consortium of private Landowners.

It has been allocated for around 11,000 houses. We advise the private landowners consortium and there is a current application for 4,500 houses on this part of the site. Permission for a new railway station has already been granted.

Waterbeach will develop into an exciting extension to Cambridge with high quality design and a real sense of place.

Keys to the success of this project are:

  • interpreting complicated and historic agreements;

  • bringing old agreements up to date and applying market knowledge so as to put the Landowners in a more appropriate position;

  • understanding the dynamics of a high value market.
