  • For 10 years Brian has acted for the landowner in monitoring the activities of the promoter, and latterly the developer. The site was sold to a joint venture consortium in early 2025.

  • Brian is advising on a 3 acre brownfield site in the middle of Haverhill. It is an operational site and has the challenges of listed buildings that are adjacent to the High Street. 

  • Brian acts on behalf of freehold owners of strategic land on the edge of Basingstoke which has a planning application for around 3,500 houses. Brian advises on land values and maximising the landowner’s position. 

  • Brian acted on behalf of the Bishop’s Stortford North landowner consortium. The proposal will deliver 2,200 dwellings and associated facilities. The role included monitoring of the planning application, Section 106 negotiations and consortium duties. He then negotiated the purchase price with a developer consortium. 

  • On a large site in Surrey, Brian advised the Ransom Strip owner on an appropriate release payment. 

  • A private owner was served a Price Notice under an option agreement which was well below the expected value. Brian helped the owner achieve a price which was more than 10x the original offer and is now assisting with a negligence claim. 

  • Brian was asked to give his opinion on a claim of ‘manifest error’ against an Independent Expert Determination.  The High Court Judge preferred the defendant’s case and the claim was dismissed, this was subsequently upheld in the Court of Appeal. In doing this, Brian helped to create new case law over standards for development valuations.

  • Brian has been instructed to sell a 3 acre brownfield site, with a chequered planning history, that has become surplus to the owners requirements. 

  • Brian provides professional advice to a consortium of landowners where a set of promotion agreements were outdated and needed revision. The project will deliver 4,500 dwellings and a railway station. 

Brian has over 30 years property experience. For 20 years, he was a Partner and then Head of Residential Development at Bidwells, and he has overseen a team who have been responsible for the sale or purchase of over £500 million of residential development land.

Brian formed Beckland in 2020, a property consultancy company providing specialist advice on large and complex development projects. This includes advice on collaboration agreements, promotion/option/hybrid agreements, overages, land appraisals, viability appraisals, site assembly and all types of development agreements.
