Geoff is a planning and development professional benefiting from comprehensive experience in planning, development management, property transaction and consultancy in the residential sector. Geoff has over 20 years of international residential development experience. Establishing himself with a leading national housebuilder and then a Housing Association, before joining Bidwells Property Consultancy in 2008. Working as a Divisional Partner, he specialised in concluding sale and promotion agreements for major strategic land releases. Between 2019 and 2023, Geoff moved to Sydney, New South Wales (NSW), working as a project lead for State Government, where he was responsible for delivering a suite of urban transformational policy and projects.  

Key projects: 

  • Geoff was appointed to devise and implement a sales strategy for a former airfield benefitting from outline planning permission.  Included monitoring the activities of the promoter, and latterly the developer, and realising the sale of the whole site to a joint venture consortium in early 2025.

  • Geoff acts for the landowner in monitoring the activities of both the promoter and developers, in addition to implementing a disposal strategy for a sustainable urban extension to Haverhill. To date, responsible for the phased sale of 1,225 dwellings, a care home and commercial land.

  • Instructed to procure a partner for the promotion of a 130-acre strategic site adjacent to a key urban centre in Huntingdonshire. Successfully negotiated a hybrid agreement with a FTSE 100 housebuilder and currently monitoring progress.

  • Geoff acts on behalf of the freehold owners of strategic land on the edge of Basingstoke, Hampshire which has a planning application for around 3,500 houses. Beckland successfully negotiated a deal structure to satisfy the commercial arrangements of an historic overage agreement. 

  • Beckland advises collaborating landowners on a major strategic opportunity, which is allocated for 3,500 homes adjacent to a major city in Yorkshire.

  • Geoff is responsible for monitoring the planning promotion of two adjacent sites, with capacity for 750 new homes and executing the disposal strategy once planning permission has been granted.

  • Geoff is appointed to deliver a sales and marketing strategy for an 11-acre site, which has planning potential for 100 dwellings on a subject to planning basis.

  • Project lead in the promotion and delivery of a complex social housing estate renewal project for NSW State Government. The project involved undertaking viability assessments, determining the optimum delivery strategy, project management and planning promotion.

  • Project lead in the development of a GIS viability model to identify and filter redevelopment opportunities within NSW State Government’s social housing property portfolio to inform development pipeline.

  • Responsible for the development of NSW Camden Council’s Local Housing Strategy (LHS). The LHS sets out the vision for housing in the Camden Local Government Area over the next 20 years.

  • Acted on behalf of a world class university to sell the initial phases of residential development of an urban extension to Cambridge via a two-stage procurement process. Provided strategic and consultancy advice to inform delivery of the master plan.

  • Geoff acted on behalf of a Hertfordshire based landowner consortium. The proposal will deliver 2,200 dwellings and associated facilities. The role included monitoring of the planning application, Section 106 negotiations and consortium duties. He then negotiated the purchase price with a developer consortium.
