The site
The opportunity is to purchase up to 2.77 hectares (6.84 acres) of fully serviced land to support the delivery of a sustainable community at Great Wilsey Park. The Site comprises of:
Parcel A4 1.82 hectares (4.5 acres) for up to 120 C2/C3 Use Class extra care dwellings; and
Parcel A6 0.95 hectares (2.35 acres) for up to 30 C3 Use Class dwellings
Prospective purchasers can acquire either or both Parcels on an unconditional or subject to planning basis.
Town and country planning
Access
Parcel A4 and Parcel A6 are proposed to be served from separate points of access (in a position to be agreed) on the northern boundary of each Parcel.
Utilities and drainage
The Site will be delivered fully serviced to the boundary. The purchaser of the Site will be obligated to utilise the same service providers appointed for the Phase 1 residential land parcels.
Foul drainage connection will be provided to the Site at invert level to enable gravity drainage. Surface water connection will be provided to the southwest of the Site providing unattenuated storm water discharge via gravity.

Estate management
All dwellings to be delivered within the Site will be subject to an Estate Management Charge.

Method of sale
The Site is being offered for sale via Informal Tender on an unconditional or subject to planning basis.

The Site is being offered free from any Section 106 obligations, save for the provision of affordable housing.
C3 Use Class dwellings will be subject to the provision of affordable housing based on 33% of total dwellings. Initial conversations with the Local Planning Authority (LPA) have confirmed that an affordable housing provision will not be required for dwellings that meet the LPA's C2 Use Class requirements.
