Ian has worked in the property sector for 35 years focusing on residential development. He qualified as a Chartered Surveyor in 1995 and holds the RICS Expert Witness Certificate. Prior to joining Beckland in 2026 in a consultancy capacity, Ian was a Partner in Bidwells’ Residential Development team for 22 years. Earlier in his career he held positions in development consultancy with an international property advisor in London and in a development role for a plc housebuilder.
He acts for a range of landowning and development clients including private landowners, plcs, trusts, charities, public sector organisations and small businesses. From time to time he acts as an Expert Witness on behalf of landowners and developers in relation to development land valuation disputes and has been appointed as Independent Expert in dispute resolution processes.

Development Agency, Land Sales and Acquisitions

Advised private clients on the agreement of land value in relation to a major urban extension across 155 acres of farmland.

Advised a Housing Association on the acquisition of a city centre brownfield redevelopment site.

Negotiated the valuation and sale of a greenfield development site to a private housebuilder on behalf of a family Trust.

Acted for landowning clients in relation to the agreement of valuation under an option agreement.

Advised an Educational Trust on the sale of a significant greenfield development site adjoining Addenbrooke’s Hospital/Biomedical Campus.

Sale of two parcels at the East of England Showground on behalf of the Agricultural Society.

Advised a Cambridge College on the sale of four residential development sites at Walton, Trimley St Martin and Trimley St James.

Advised a Cambridge College on the sale of multiple residential development parcels to a plc housebuilder. Initial involvement included setting up a hybrid option agreement on behalf of the landowner.

Advised landowners on the promotion of strategic residential development land across Southern England and East Anglia.
Expert Witness and Dispute Resolutions
Acted as party appointed Expert Witness in valuation disputes on multiple occasions, including the preparation and submission of written submissions to Independent Experts and Arbitrators, management of the dispute resolution process on behalf of clients and undertaking ‘without prejudice’ negotiations.
Appointed by parties as Independent Expert in valuation disputes under valuation clauses in option agreements.
Attended property mediations, working with clients and client legal teams to resolve property disputes through formal mediation.
